This page goes over answers to the most common questions tenants ask us about applying for a home, paying rent, requesting maintenance, understanding lease terms and more. How do I apply for a rental property?
To apply for any of our properties, simply navigate to our available rentals page and click on the listing you’re interested in. Our application process is fully digital.
We process applications as quickly as possible, usually within 1 to 3 business days. During busy seasons, processing may take slightly longer, but our team works hard to keep things moving efficiently.
What is required to qualify for a rental home?
Each property may have slightly different requirements. Generally though, to qualify, you’ll need verifiable income around 3x the rental amount, a solid rental history, a responsible credit score, and a standard background check.
We review all applications fairly and follow Washington State’s screening and Fair Housing laws.
How much is the security deposit?
Security deposits vary depending on the property, but the specific amount will always be clearly listed on the rental listing and in your lease agreement.
What does the security deposit cover?
The security deposit protects the property. It covers damage beyond normal wear and tear, unpaid rent, or other lease violations. VerraTerra Property Management returns deposits promptly after move-out in full compliance with Washington State laws.
When is rent due, and how do I pay it?
Rent is due on the date specified in your lease agreement. Usually, it will be due on the 1st of each month.
To make paying rent convenient, we offer secure online payment through your tenant portal. You can pay using bank transfer (ACH), debit card, or credit card. We highly recommend setting up automatic payments to avoid late fees.
What happens if my rent is late?
If you pay your rent late, fees may be applied as outlined in your lease. If you anticipate difficulty paying rent on time, please contact us before the due date. While we cannot change lease terms, early communication often makes the process smoother and avoids unnecessary misunderstandings
How do I submit a maintenance request?
All maintenance requests must be submitted through your online tenant portal. This helps us track your request, assign the appropriate vendor, and document the issue properly. When submitting your request, be as detailed as possible. Including photos or videos is a good idea!
What is considered an emergency maintenance issue?
Emergency maintenance issues are situations that present immediate danger to the property or safety concerns for the occupants. This can include major plumbing leaks, flooding, gas leaks, fire, electrical hazards, or sewer backups.
If you experience an emergency, contact our emergency maintenance line immediately. If you smell gas or there’s a fire, call 911 first. Then, notify us.
How quickly are maintenance issues resolved?
Response times can vary depending on the nature of the request. For emergencies, we respond immediately. For standard maintenance, we typically get the work done within 3-5 business days.
Am I allowed to make changes to the home?
Generally, tenants are not allowed to make alterations to the property without written approval from us. If you have a specific request, contact us first. Unauthorized alterations may result in charges at move-out.
Can I have pets in the rental?
Pet policies vary by property. Each listing will clearly state whether pets are allowed. If pets are permitted, tenants may be responsible for a refundable pet deposit, a monthly pet fee, and pet screening requirements.
What are my responsibilities as a tenant?
While we manage the larger aspects of maintaining the home, tenants are responsible for keeping the home clean and sanitary, reporting maintenance issues, replacing light bulbs and basic filters, maintaining smoke and CO detector batteries, and more.
In addition to these maintenance responsibilities, tenants are also responsible for paying the rent on time and complying with lease terms. Tenants can find all their responsibilities listed in the lease agreement.
How do I renew my lease?
We will contact you 60-90 days before your lease ends to discuss renewal options. If you wish to renew, simply follow the instructions provided in your renewal notice. We do our best to provide seamless renewals for tenants.
What if I need to end my lease early?
We understand that life happens, and you may need to break your lease early. If this is your situation, contact us as soon as possible. Early lease termination often requires written notice, reimbursement to Landlord for re-leasing costs, and continued rent payments until a new tenant is placed.
We will work to help you find a replacement tenant to help reduce your costs.
What is the move-out process like?
When you decide to move out, you’ll receive detailed instructions outlining how to prepare the property, such as cleaning guidelines, key return instructions, utility shut-off requirements, and move-out inspection scheduling.
A thorough cleaning and proper care of the property help ensure a full return of your security deposit.
How is my security deposit returned?
After you move out and return the keys, we conduct a detailed inspection of the home. If there are no damages beyond normal wear and tear, we return the security deposit in full. If we do make deductions, a full itemized breakdown is always provided.
