VerraTerra Property Management — SMS Terms

These terms apply to text messages (SMS) sent by VerraTerra Property Management (“VerraTerra,” “we,” “us”). By checking the optional SMS box in lease section 4.1.6, you agree to these terms.

Program
We send informational account and lease messages from VerraTerra Property Management. Messages may include:

• rent and payment reminders
• payment-plan follow-ups
• maintenance and emergency notices
• other account or lease notices

This is not a marketing or promotional program. We do not send advertising or sales texts.

Who gets messages
Current tenants (and other contacts who have separately opted in) at the mobile number they provided to VerraTerra, and only if they opted in as described below.

How you opt in
You opt in only by checking the optional SMS box in lease section 4.1.6 Text Message Opt-In. That section is separate from signing the lease. It has two unchecked boxes:

• “I agree to receive the text messages described above.”
• “I decline text messages.”

If neither box is checked, you are not opted in. Signing the lease is not consent. Consent is not on the rental application. Consent is not required to apply, sign a lease, rent, or occupy a unit.

Frequency
Message frequency varies. You may receive up to 8 messages per month. In months with no account activity you may receive none.

Cost
VerraTerra does not charge for these texts. Message and data rates may apply according to your wireless plan.

Opt-out
Reply STOP to any message to unsubscribe. You may also reply STOP, QUIT, END, CANCEL, UNSUBSCRIBE, or OPT-OUT. We will send one confirmation and then stop texting that number. Opting out of texts does not change your lease or your obligation to pay rent. To opt in again, complete a new written consent with VerraTerra.

Privacy
Mobile numbers and SMS opt-in information will not be shared with third parties or affiliates for marketing or promotional purposes. We may share this information only with service providers who send messages on our behalf (for example, our texting vendor), solely to deliver those messages. They may not use it for their own marketing.

Carriers
Supported carriers may change. Wireless carriers are not liable for delayed or undelivered messages.
