Enjoy Being A Landlord

When you hire VerraTerra to manage your property, we take care of everything for your rental so you don’t have to. We find and place qualified tenants to fill vacancies quickly, collect rent and handle emergencies and maintenance. Our flat fee of $100 a month will maximize your rental profit.

Tenant Placement/ Leasing Fee

Our leasing fee is the equivalent of one month’s rent or $1500, whichever is less. Most other property management agencies charge a leasing fee based on rent – no matter how high that is. The same set of services are provided for all properties, so how does it make sense that one property costs $1000 to lease while another costs $1750 and yet another is charged $3000? VerraTerra Property Management believes our fees should be based on the service we provide. Period.

Tenant placement is only needed when your place is vacant. Finding the right tenant means low tenant turn over. Many of our clients go two or three years (sometimes longer) before needing to find a new tenant.

What’s Included

Marketing and Photos

Pictures can make or break your listing. We provide professional photos and highlight the best features of your rental so we can get it rented quickly. We publish your property on over 40 rental sites and respond to every inquiry.

Showing and Screening

Don’t worry about interrupting your day to show your property. We handle all showings, scheduling when it’s convenient for the applicant. We verify employment, review credit, criminal and court records, references and more.

Move In Services

We review the lease with the tenant, get it signed, collect move-in funds.  We complete a walk through report (with photos) and complete any repairs. We give the tenant everything they need to pay rent and communicate with us.

Property Management

Our monthly management fee is a fixed $100, regardless of rent. This covers all essential and incidental services with no limit on the hours.

Essential services include:

  • collecting rent
  • paying property related bills
  • generating statements
  • maintaining tenant and owner accounting ledgers
  • direct depositing funds to owners.

Incidentals are things that may happen that need our attention. For example, an appliance stops working and we arrange for repair or replacement.

For example, rent is $1500. The renters regularly pay on time and we don’t hear from them otherwise. We charge $100 per month.  Lets say something drastic happens, like major water leak or burst pipe. We’re on-site to meet with contractors, doing other tasks related to getting that fixed and we spend 10 hrs that month. The management fee for that month would still be $100.

 

Can I get tenant placement only?

To keep our fees affordable, we only provide tenant placement to property management clients.  Our clients find it’s much easier to have us manage day to day responsibilities. To explore full service property management and tenant placement, contact us.

 

Can I find find the renter myself?

Yes, we’re happy to manage property where the landlord finds the renter. Our requirement in this scenario is that we need to be involved with screening and approval.
