Primary Home Maintenance

Our Primary Home Maintenance plan serves areas in North King and South Snohomish counties. This includes cities like Seattle, Bellevue, Kirkland, Redmond, Issaquah, Shoreline, Lynwood, Bothell, and Everett. If you’re uncertain about whether your home falls within our service area, fill out the sign-up form. Once submitted, we will review your information and confirm if your property is within our coverage area.

The Primary Home Maintenance plan is $75 a month with a $300 set up fee. The set up fee covers your initial house systems inspection and creation of a personalized maintenance plan designed for your unique home.

You’ll get a dedicated property manager who can troubleshoot issues, schedule regular maintenance and even arrange repairs with specialists if necessary (such as electricians).

All repairs and related services shall be performed exclusively by independent, licensed, and fully insured third-party professionals selected by us. The final cost to you will be limited to the actual, documented invoiced amount charged by the third-party contractor(s), with no service fees, administrative charges, overhead markups, profit margins, or other additions imposed by us.

We believe in keeping things simple and hassle-free for our customers. That’s why we don’t require any long-term contracts. You can cancel your plan anytime after the first month if you need to.

However, we’ve found that our customers get the most value from working with us long-term. This allows our team to address seasonal maintenance issues and ensure the long-term integrity of your home. Plus, we can execute the personalized maintenance plan that we create for you at the start.

We use a network of trusted professionals, handymen/women for most repairs and maintenance tasks. These repair specialists have decades of experience with nearly all aspects of home maintenance. As a homeowner participating in our Maintenance Only Property Management plan you will receive priority scheduling.

Some repairs may require specialized professionals, such as electricians. In these cases, we choose a vendor from our list of vetted professionals to ensure that you get the most reliable service and the best value.

As the homeowner, you pay the cost of repairs or maintenance work. The home repair specialists we work with offer reasonable rates with no additional mark up. If we need to schedule an outside repair company, we’ll discuss those rates with you. VerraTerra does not add any additional fees to the cost of outside bids.

We understand that managing your property for short term vacation rentals, such as Airbnb and Vrbo, can be challenging. There are special considerations to take into account, such as on-site guests, emergency repairs, and longer periods of vacancy during the off season.
