Northwest MLS launches AI-powered home search on NWMLS.com

Northwest Multiple Listing Service launched a rebuilt consumer home search on NWMLS.com on August 27, 2026. HousingWire dated the announcement Thursday. The platform was developed in partnership with Broker Public Portal and powered by BPP’s Cribio technology. NWMLS describes the new search as AI-powered and ad-free. The release says it delivers real-time MLS data, natural-language search, and a direct connection to listing brokers.

The new home search is built as an alternative to advertising-driven portals. Listings prominently feature the listing broker and the firm, with zero competing advertisements or lead-generation forms alongside properties. Buyers can search using natural language and lifestyle criteria. The data is live NWMLS inventory. The release says buyers and sellers see active, verified inventory without lag. A directory lets consumers search for and connect with member brokers and firms. NWMLS listings will also be featured on Cribio’s national home search, which the release says gives sellers broad exposure without third-party ad clutter.

Jill Himlie, Chairperson of the Northwest MLS Board of Directors and designated broker/owner of Windermere Real Estate/Himlie, said: “Home search should be built around homes and people, not advertising and lead sales.” She also said: “This platform gives consumers a clean, trusted search experience while giving sellers maximized visibility without competing ads next to their homes.”

Justin Haag, CEO of Northwest MLS, said buyers and sellers “benefit most when housing inventory is broadly available through transparent, trusted platforms that connect consumers directly with real estate professionals.” He said consumers should also be able to clearly understand who is representing the seller and where listing information is coming from.

NWMLS is a broker-owned, not-for-profit with more than 2,400 member offices and 30,000-plus real estate brokers across Washington and Oregon. The search it launched is Washington listings. Oregon is in the member count, not the launch lede. The release identifies NWMLS as the source for real estate listings across Washington state.

Dan Troup, CEO of Broker Public Portal, called bringing Cribio to Washington with Northwest MLS “a landmark moment for Broker Public Portal.”
