Delighted HOA Management Clients

We’ve been very happy with VerraTerra Property Management serving as the professional property manager for our HOA.  We’d been self-managed for many years. Bringing in professional management was a positive step for our community.  I was impressed with how quickly the VerraTerra team came up to speed on the needs of our community. James Hsu and his staff are always accessible to address any issue and are truly a pleasure to work with. They’re proactive property managers and bring a wealth of experience to their clients.

Home Owner Association (HOA) Management 101

  • What do HOA management companies do?

Usually, HOA management companies will perform as many or as few management services as your community requires or wants. VerraTerra works with each HOA community. We create an HOA management contract that meets your community's specific needs.

Typical responsibilities of HOA management companies include handling the maintenance of common areas. For example, lawn and yard maintenance, pool maintenance and trash removal.  Common areas vary depending on if the HOA is a single family neighborhood or a multiplex.

This maintenance involves hiring and overseeing third-party contractors to perform the work.  They will also make sure it's completed as directed. The management company will oversee issues that may arise with these maintenance services. This means the HOA committee members don't have to take time to deal with potential problems.

HOA management companies may also collect dues and enforce the HOA governing rules. This means your board members don't have the uncomfortable task of dealing with neighbor complaints or overdue HOA dues.

They can help an HOA budget for large capital expenditures.  For example, balcony or roof replacements in a large condominium association.

Home owner association management companies may also take care of paying common utilities. They can create annual reports including records of income and expenses

HOA management companies can attend board meetings and provide condo resale certificates. They can even help prepare or place liens as needed.
